Steel and Humidity Do Not Mix Well
Metal building and barn insulation turns an oven of a steel building into a usable shop, storage space or workspace. Around Tallahassee, steel shops, carports and barns show up behind suburban houses, on farms in Gadsden and Jefferson counties and on rural lots into south Georgia. The signs you need it: the roof drips on cool mornings, tools and equipment rust, the inside is hotter than outside on summer afternoons, or a window AC cannot keep up.
Why steel sweats
Steel passes heat quickly. On a clear night the roof cools down, sometimes below the dew point of the humid air inside, and water condenses on the underside of the panels and drips. Wikipedia's climate table puts Tallahassee's average July humidity around 80%, so there is a lot of moisture in that air. In the afternoon the reverse happens: a sunny steel roof radiates heat into the building.
Closed-cell spray foam sprayed directly on the steel solves both. It insulates at R-5 to R-7 per inch (HomeGuide), and because it bonds to the metal and blocks vapor, warm, moist air never touches the cold steel. It also seals the gaps at laps, eaves and wall-to-roof joints that let humid air and insects in.
Pole barns and wood-frame farm buildings
Wood pole barns and older tobacco and equipment barns in Gadsden County have their own issues: gaps everywhere, rafters exposed and often a roof that leaks in places. We check the roof first. Foam can go on the underside of metal roofing over wood purlins, on wall sheathing between posts, or only on the part of the barn you want to use as a shop or tack room. Partial jobs are common and often make the most sense.
Garages and workshops
An attached or detached garage used as a workshop or gym can be insulated in the walls and roofline the same way. If the garage shares a wall or ceiling with the house, sealing that boundary also keeps exhaust fumes and heat out of the rooms beside and above it.
Coatings and fire protection
Spray foam in many buildings needs a thermal or ignition barrier coating over it depending on how the space is used. We tell you what applies to your building and include it in the quote when needed. For farm buildings used only for agriculture, rules can differ from those for a shop that people work in every day, so check with the county building department if you are converting the use.
What we need to know
The building's size and height, whether the steel has existing insulation (often a thin faced blanket that may need removal), how you plan to cool or ventilate the space, and what is stored inside. Get a free estimate
What We Insulate
Common building types and how we usually handle them.
Steel shops and garages
Closed-cell sprayed on roof and wall panels to insulate and stop condensation.
Pole barns
Foam on metal roofing over wood purlins and on walls between posts.
Equipment and hay barns
Partial jobs on the section used for storage, a shop or a tack room.
Container and carport conversions
Closed-cell on steel boxes and enclosed carports turned into storage or workspaces.
Thermal barrier coatings
Coatings over foam where the use of the building calls for them.

Published Costs That Apply to Metal Buildings
| Job | Range and source |
|---|---|
| Closed-cell spray foam, installed | $3.00 to $5.00 per sq ft (HomeGuide) |
| Open-cell spray foam, installed | $1.50 to $3.50 per sq ft (HomeGuide) |
| New construction spray foam | $2.75 to $6.50 per sq ft (Fixr) |
| About 1,000 sq ft of foam | $1,500 to $5,000 (HomeGuide) |
| Typical spray foam minimum | $1,000 to $2,000+ (HomeGuide) |
These HomeGuide (2026) and Fixr (2025) figures are general spray foam ranges, not specific to steel buildings. Height, panel profile, thickness, removal of old blanket and any coating change the total. We measure the building, and the written estimate is what you pay.
How a Building Job Goes
1. Walk the building
We check the roof for leaks, the panels, any existing insulation and how you use the space.
2. Quote
Areas, foam thickness, coatings and price, written out.
3. Prep
We cover equipment and floors and remove old blanket where needed.
4. Spray
Foam goes on the steel in passes to the planned thickness.
5. Coat and clean
Any required coating goes on, then we clean up.

Metal Building & Barn Insulation Questions
How thick should foam be on a metal building in North Florida?
It depends on how you will cool the space. An inch or more of closed-cell stops condensation, and more adds R-value for an air-conditioned shop. We write the thickness and R-value on the quote.
Can I spray foam just the roof?
Yes. The roof gets the most sun and drips the most, so roof-only jobs are common. Walls can be added later.
Will foam stop my barn roof from leaking?
No. Foam is not a roof repair. Leaks need fixing first, or the foam will hide wet wood and rusting fasteners.
Does a farm building need permits for insulation?
Rules differ for agricultural buildings and for buildings used as shops or living space. Check with your county building department, especially if the use is changing.
