A City That Grew Up Fast

Spray Foam Insulation in Midway covers a city that is much newer than its name. Midway was incorporated in 1986 by a special act of the Florida Legislature, and Wikipedia's census table shows it growing from 852 people in 1990 to 3,537 in 2020. In the 1800s the community was known as Salubrity. With most of that growth in the last three decades, the homes we see range from manufactured homes to newer site-built houses and older houses that have been added onto, and each has different weak spots.

Higher ground, still humid

Midway sits at about 200 feet of elevation in eastern Gadsden County, between the Little River to the west and the Ochlockonee River to the east, about 12 miles west of Tallahassee by I-10 or US 90. That is higher and hillier than the land south of the capital, which helps drainage, but summer humidity is the same. The issue in most Midway homes is still air leakage through the attic and under the floor.

Manufactured homes and additions

Manufactured homes have shallow roof cavities and a belly under the floor, so there is less room for insulation than in a site-built house. What we can do depends on the home's construction; sealing ductwork connections and gaps under the floor is often the most useful step. On site-built homes with additions, the joint where the new roof meets the old is a frequent leak, and spray foam seals it well.

Metal buildings on larger lots

Properties along the US 90 corridor with a metal shop, carport or barn have their own problem. A steel roof in a humid climate drips when the panels cool overnight. Closed-cell spray foam on the underside of the panels stops the condensation and cuts the afternoon heat, which matters if you want to work in the building or store anything that can rust.

Code levels for Gadsden County

Gadsden County is in IECC Climate Zone 2A. The 2023 Florida energy code's Zone 2 table lists R-38 for ceilings. If your attic has only a few inches, DOE suggests adding R-38 to R-49 on top. Blown fiberglass or cellulose over a sealed attic floor is the usual way to get there for the least money.

Older houses that were added onto

A house that started small and grew by additions usually has more than one attic, more than one roof line and floor sections built at different times. Each joint is a likely air leak. We trace those joints in the attic and under the floor, seal them, and then insulate each section to the same level so the rooms feel alike. Spray foam is handy here, because it fills irregular gaps that batts and loose fill cannot seal.

Costs, in plain terms

Published national ranges from HomeGuide's 2026 guides put attic air sealing at $350 to $3,000 and a typical attic insulation job at $1,000 to $2,700. Foam under a roof deck runs $1,500 to $9,000 in the same guide. Your price depends on the size and access of each space, and we put it in writing after the visit.

Midway Questions

Can you insulate a manufactured home in Midway?

Often, but the options are limited by the roof cavity and the belly under the floor. We look at the home's construction and tell you what can be done.

How do I stop my metal carport building from dripping?

Closed-cell spray foam on the underside of the steel keeps humid air off the cold metal. Roof-only jobs are common.

Is spray foam needed in my Midway attic?

Not always. Sealing the gaps and blowing in insulation to R-38 is often enough and costs less. We price both when both fit.

How long does an attic job take in Midway?

Most air sealing and blown-in jobs take a day. Spray foam or removal of old insulation can add a day or more.
